Pre-Construction Manager

*GC in Reading PA is looking for a Multi-Family experienced Pre-Construction Manager with estimating, project management and Construction experience of at least 15 years.
* *Responsibilities* 1.
Collaborate with architects, engineers, and subcontractors to develop project plans and specifications 2.
Conduct construction estimating and cost analysis to determine project budgets 3.
Coordinate with project team members to ensure accurate and timely completion of project deliverables 4.
Review and interpret blueprints, schematics, and other construction documents 5.
Develop project schedules and timelines to ensure timely completion of construction activities 6.
Conduct site visits and inspections to assess project progress and identify potential issues or risks 7.
Assist in value engineering 8.
Conduct high level budgeting for potential clients/projects 9.
Work with construction execution team to improve preconstruction processes 10.
Initial proposal review and formatting 11.
Create preliminary construction schedules 12.
Liaise with Procurement department to decrease cost of goods sold 13.
Work with Sales/Business Development to engage prospective sales leads 14.
Develop relationships with trade partners and manage trade partner inventory 15.
Oversee the pre-construction process including estimating and proposal process; final review and approval of each proposal package 16.
Ensure contracts are reviewed and properly executed as a part of the normal process 17.
Completestartup sheets and attend turnover meetings 18.
Draft and distribute scopes of work 19.

Bachelor's degree in Construction Management or related field (preferred) 2.
Proven experience in Multi-Family pre-construction management or a similar role within the construction industry 3.
Strong knowledge of construction estimating techniques and practices 4.
Excellent organizational and time management skills 5.
Strong communication and interpersonal skills to effectively collaborate with team members, clients, and subcontractors 6.
