ESSENTIAL FUNCTIONS: Other duties may be assigned.
The essential functions of this position include, but are not limited to the following fundamental duties: 1.
Assigns maintenance personnel to district buildings as needed, which shall include all non-custodial employees; general maintenance, crew, delivery persons, truck drivers, tradespersons, and mechanics.
2.
Assists in the comprehensive planning and scheduling of maintenance and repair requirements of the district 3.
Assists in the establishment of appropriate maintenance and groundskeeping requirements for each school building 4.
Consults with the Director of Facilities concerning awarding of overtime for maintenance staff 5.
In collaboration with district Health Services personnel, ensures compliance with applicable State and Federal laws and local ordinances including but not limited to use of chemicals for cleaning, repairs, and/or pest control 6.
Manages the distribution of assignments for timely work order completion 7.
Serve as a liaison to principals and head custodians on timely completion of work orders by maintenance personnel 8.
Inspects all school buildings, grounds, and installations on a regular basis to determine the standard of workmanship, cleanliness, and completion of work 9.
Assists in the organization and implementation of a preventative maintenance program for all mechanical systems 10.
Responds to emergency duty caused by police calls, mechanical breakdowns, snowstorms, flooding, and other acts of nature 11.
Leads weekly maintenance departmental meetings 12.
Assists in the preparation and administration of the budget for maintenance services 13.
Assists in the conducting of a comprehensive and detailed cost analysis program of departmental expenditures as a basis governing annual forecast of expenditure requirements 14.
Conducts on-site evaluations of Facilities staff construction work in progress as a basis for determining quality of work and conformance with specifications 15.
Maintains project files including reports of job meetings, agendas, change orders, and job drawings 16.
Assists Director in supervising the improvement and renovation work performed by outside contractors and verifies that the terms of all such contracts have been fulfilled before recommending final payments 17.
Assists in the recruitment, employment, assignment, transfer, discipline, promotion, demotion, or dismissal of facility service staff 18.
Organizes and implements an orientation program and ongoing professional development on proper operation and maintenance of school facilities for department staff 19.
Schedules work routines and vacation schedules for departmental staff 20.
Supervises the firing of pressure boilers and implements the firing operation in order to provide the necessary heat or cooling and hot water according to season, temperature and demand consistent with Pennsylvania School Code 21.
Directs the preparation of playing fields, grounds, and other necessary facilities for athletics and other school activities 22.
Conducts a continuing analysis of systems and procedures as it pertains to maintenance services 23.
Participate in job related conferences and/or PASBO led professional development opportunities to keep informed of the latest trends, developments, and products in the areas of maintenance, repair, and upkeep 24.
Maintains and keeps up with all necessary certificates and inspections (as referenced in BCIU’s State’s Mandate Check-list) 25.
Assist in the long range planning for the Facilities Department 26.
Performs other duties assigned by the Superintendent or his/her designee.

LANGUAGE SKILLS: 1.
Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and technical and procedure manuals 2.
Ability to write routine reports and correspondence 3.
Ability to effectively present information and respond to questions from groups of parents, teachers, administrators, and the general public 4.
Ability to interpret and understand blueprints, AIA contracts and other construction related documents 5.
Bi-lingual in English and Spanish, preferred.
MATHEMATICAL SKILLS: 1.
Ability to calculate figures and amounts such as discounts, interest, commissions, proportions, percentages, area, circumference, and volume 2.
Ability to apply concepts of basic algebra and geometry REASONING ABILITY: 1.
Ability to define and solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exist 2.
Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form OTHER SKILLS and ABILITIES: 1.
